Tour of Grand-Californian Timeshare

Here we are in our one bedroom at the Grand Californian at the new timeshares. This is the kitchen. It has a very nice microwave, and so, as well as a nice dishwasher and sink. That is the television with the Murphy bed that folds up underneath it, probably child size, I can’t see an adult being in there. This is the doorway to the balcony and this is our fabulous view of the California Adventures Theme Park. Cannot wait to see this lit up at night.

Here is our living room which is a fold out couch for two, probably two kids and one adult. And this is a very nice dining area. And then heading over to the one bedroom side… thermostat; it controls both rooms unfortunately which is kind of a bummer since I like to have my room much cooler than the kids.

This is a guest bathroom which I think is wonderful so that the children can have their own bathroom. Also has a full shower. And going down towards the master bathroom, this is the master bathroom tub with jets and those wooden shutters actually close up for privacy. Let’s have some lights here. The master bathroom is beautiful. It has this nice pattern on the tile, a very nice granite countertop and a really huge shower with one shower head. Really they could have put a second one on there, that would’ve been pretty incredible. This is the toilet, and then this is looking out into the master bedroom. You can probably see our view maybe through here, maybe not. It’s a paradise pier. This is a nice large closet in here with two robes and some extra pillows. And there is a washer and dryer. This is the master bedroom. It has a large chair to put our luggage on which is really nice, it’s own flat-screen television with some input. A internet desk and the master bedroom bed and a really fabulous balcony that you can exit from here. You can also exit it from the other side. If I pull it open. Wala! California Adventure! Really this is a fantastic view all the way around everywhere you look! It’s a really nice balcony. The only thing I don’t like is this closed dock area here because my children are a little bit too small to be able to see out there. They would have to climb up the chairs, which is really not that safe. And this is looking back into the master part. Really-really nice.

Dump Your Timeshare? Timeshare Resale Secrets Revealed

Hey, everybody! This is a quick video on how to price your Timeshare for fast resale.

Now, I guess, I’m a lot like you. I bought my Timeshare a few years ago after attending a presentation. And I’ll be honest; they sort of bribed me with free gifts. And does that sound familiar?

Now, I enjoyed my Timeshare for several years. But I decided I had to sell it. The maintenance fees were absolutely killing me. And I was getting really stressed out about owning that thing.

Now there are two factors, if you are going to resell your Timeshare that you’ve got to nail to sell it fast and for top dollar. Those two factors are price and advertising. Those are the two things that you can control.

This short video is going to give you some tips on pricing your unit right. And in a few short minutes, you’ll have discovered several keys to pricing your Timeshare for fast sale.

Okay, the first thing you need to do is you need to check the closing sales price at your resort. Give them a call. They’ve got all the information in their computers for re-sales about what units have sold at your resort recently. Get the closing sales price, not the asking price. That’ll give you a baseline for what your unit is worth.

Next, you need to go online and you need to research prices, either at your resort or at ones nearby that are comparable. And I’m going to give you two places to do that.

The first one you’ve all heard about, that’s eBay.com. You might not have known that they have a very active Timeshare resale market. So go over there. That’s eBay.com.

The second one, you probably have not heard of. It’s called tug2.net. And they have a very active classified section, where you can search and see if you can find some comparable units to yours to get a good price estimate.

And the third piece of advice to nail the price in is you really need to go contact some professional resale brokers. And I say professional — you want somebody who’s licensed; and you want somebody who focuses on Timeshares, and specifically, ones in your area. They can give you a pricing opinion on your unit. And at the end of this, I’m going to share with you some secrets for how to find the best resale brokers.
