			<content:encoded><![CDATA[<p>Here we are in our one bedroom at the Grand Californian at the new timeshares. This is the kitchen. It has a very nice microwave, and so, as well as a nice dishwasher and sink. That is the television with the Murphy bed that folds up underneath it, probably child size, I can&#8217;t see an adult being in there. This is the doorway to the balcony and this is our fabulous view of the California Adventures Theme Park. Cannot wait to see this lit up at night. </p>
<p>Here is our living room which is a fold out couch for two, probably two kids and one adult. And this is a very nice dining area. And then heading over to the one bedroom side… thermostat; it controls both rooms unfortunately which is kind of a bummer since I like to have my room much cooler than the kids. </p>

<p>This is a guest bathroom which I think is wonderful so that the children can have their own bathroom. Also has a full shower. And going down towards the master bathroom, this is the master bathroom tub with jets and those wooden shutters actually close up for privacy. Let&#8217;s have some lights here. The master bathroom is beautiful. It has this nice pattern on the tile, a very nice granite countertop and a really huge shower with one shower head. Really they could have put a second one on there, that would&#8217;ve been pretty incredible. This is the toilet, and then this is looking out into the master bedroom. You can probably see our view maybe through here, maybe not. It&#8217;s a paradise pier. This is a nice large closet in here with two robes and some extra pillows. And there is a washer and dryer. This is the master bedroom. It has a large chair to put our luggage on which is really nice, it&#8217;s own flat-screen television with some input. A internet desk and the master bedroom bed and a really fabulous balcony that you can exit from here. You can also exit it from the other side. If I pull it open. Wala! California Adventure! Really this is a fantastic view all the way around everywhere you look! It&#8217;s a really nice balcony. The only thing I don&#8217;t like is this closed dock area here because my children are a little bit too small to be able to see out there. They would have to climb up the chairs, which is really not that safe. And this is looking back into the master part. Really-really nice.</p>

			<content:encoded><![CDATA[<p>Bluegreen use deceptive contests, relentless <a href="http://www.timeshare-buying-scams.com/timeshare-blog/timeshare-presentation-nh-hotels-mexico-2.htm">sales presentations</a>, and misleading contracts to sell Timeshares and vacation packages to more than 5,700 Pennsylvanian residents. Many of those consumers were pressured into spending $20,000 to $40,000 or more on vacation packages that don’t meet their needs or their budgets.</p>
<p>Bluegreen operates full time sales in Hershey, and King of Pressure. They also contact the consumers by telephone, and set up marketing locations at shopping malls, fairs, festivals across the state.</p>

<p>Bluegreen is also accused of using illegal contracts, violating the Pennsylvanian law that requires contracts to be written in easy to understand terms; then, failing to properly inform the consumers of their 5-day-right to cancel a Timeshare purchase.</p>
<p>Additionally, Bluegreen made numerous calls to consumers who are on the state “Do Not Call” list, and repeatedly called consumers who clearly told them not to call again.</p>
<p>The lawsuit seeks refund for consumers who suffered financial losses because of these deceptive or illegal practices, along with fines and penalties of $1,000 to $3,000 per violation.</p>
<p>In addition, the lawsuit asked the court to void all illegal consumer contracts, and give consumers the right to cancel any agreement that did not include the state-required notice of cancellation.</p>
<p>Consumers who have problems or complaints related to Bluegreen Timeshare or vacation packages should call the Attorney General’s Consumer Protection Hotline at 1-800-441-2555. Or file an online complaint at www.attorneygeneral.gov.</p>

<p>But our next guest says that Timeshares may not be all they’re cracked up to be. We’re happy to be joined by one of our favorite money matters guest &#8212; Dave Ramsey, radio host of the Dave Ramsey Show. He joins us now from Tennessee.</p>
<p>Dave, thanks for being here today.</p>
<p>Dave:  Well, thanks. It’s good to be with you.</p>

<p>Speaker 1:  Now I know so many people who have either had Timeshares, or do have Timeshares; my grandmother being one of them, as well. And it seems like they don’t always use it. Do you think that Timeshares are a good investment, or a bad investment?</p>
<p>Dave:  I think they’re crummy investment. And I recommend to my listeners never to buy a Timeshare. And the reason is real simple &#8212; <a href="http://www.timeshare-buying-scams.com/timeshare-blog/timeshare-investment-property.htm">it’s not an investment</a>. An investment gives the idea that you could actually sell it. And you can’t give those stupid things away once you own one of them.</p>
<p>They’re absolutely horrible. All you’re doing is prepaying your hotel bill for the next 20 years right now in advance. And those of us that know anything about money know you’d be better off to put that money in an investment, and the investment would produce enough to pay your hotel bill.</p>
<p>Speaker 1:  Yeah. And it certainly does lock you in, as my grandmother found out. Now is this true for everyone, do you think? Or do you think that some people may love a Timeshare and that might be the way to go for them?</p>
<p>Dave:  Well, I think they like the use of the condo. And they like having a place that they can go to. This is the family thing. We’d go to this location every summer. And they like that. But families have done that for years simply by renting the lake house, or renting the beach condo.  And that can continue to be.</p>
<p>But the problem is you are locked in. And some of the Timeshare people give you the ability to trade back and forth. But even then, they’re telling you where you can stay after you’ve prepaid your hotel. And you are just stuck in these things. You cannot get rid of them. Of the people that call the Dave Ramsey Show, I would say we have a 98% dissatisfaction with them.</p>
<p>Dave:  And they can’t get rid of them. They’re s &#8212; They paid $14,000, $15,000, 20,000 bucks. They’re paying payments on them. And it’s a mess in their lives.</p>
<p>Speaker 1:  Why do you think it’s so difficult to get rid of these things? And how do you go about it? I mean, is there any way to sell them?</p>
<p>Dave:  [Laughs] Well, there’s no market for them. Nobody wants them. <a href="http://www.timeshare-buying-scams.com/timeshare-blog/timeshare-resale-scam-arrest-in-orlando.htm">Do not go to one of the list services</a> where you pay $200, or $300, or $500 upfront to just get your name on a list, because that’s all that happens. They slap your offering on a list, and you never hear from anybody.</p>

<p>John:  In these tough times, a lot of families need cash. And so, they need to sell their home, boat, or Timeshare quickly. So what about all these companies that have popped up lately, promising that they can find a buyer for you? Are they worth considering?</p>
<p>Deborah:  When you buy a Timeshare, like this &#8211;</p>

<p>John:  Deborah Tacolvey  has enjoyed the beach vacations she’s taken over the nine years she’s owned a Timeshare. But with more than a thousand dollars a year in <a href="http://www.timeshare-buying-scams.com/timeshare-blog/understanding-timeshare-maintenance-fees.htm">maintenance fees</a>, she now wants to sell it.</p>
<p>Deborah:  Because I would like to try to unload it. I haven’t had much success in that.</p>
<p>John:  Like thousands of owners in a similar predicament, she was lured in by ads <a href="http://www.timeshare-buying-scams.com/timeshare-blog/getting-out-of-a-timeshare.htm">promising to sell Timeshares</a>.</p>
<p>Deborah:  They have a promo where they could try to get rid of it. Or for a fee, they can guarantee that they can take it after 60 days.</p>
<p>John:  But as soon as she paid the $300 fee to one company, she said she never heard from them again.</p>
<p>Deborah:  I gave them the money; put it on my credit card. They said that that would be listed. I can’t even say that I ever actually found it out there on the website. So that’s basically was throwing my money away.</p>
<p>John:  SmartMoney Magazine in an article called “Escape from Timeshare Hell” says avoid any company that claims they can guarantee a sale; or says it has buyers waiting. It doesn’t.</p>
<p>Rather, SmartMoney suggests you ask the condo developer if it buys shares back. List with a realtor; rent it out; donate to charity for a tax break. Finally, consider listing it on sites like Tug or redweek.com, which charge just a small listing fee. Deborah will try them next.</p>
<p>Bottom line, be very careful of any company that promises to sell a Timeshare, a home, or anything for a big upfront fee.  You know, realtors charge commission after the sale. That way you don’t waste your money.</p>

<p>As the Timeshare industry matures, and with the entry of nearly every major brand name hotel chain in the U.S., we’re now seeing spectacular Timeshare properties being built in many great destination areas. There are, unfortunately, still quite a few old and rundown properties listed in both RCI and II.  If you end up in one of them, and you’re legitimately unhappy with your exchange, then you need to know what to do about it.</p>

<p>First, you should always be at the front desk 30 to 60 minutes before official check in, which is usually 4 PM in most <a href="http://www.timeshare-buying-scams.com/timeshare-blog/buying-time-share-tips.htm">Timeshare resorts</a>. Just in case you don’t like your room and you want to be moved. The longer you wait, the harder this will get as other rooms fill up. Many exchangers make the mistake of sightseeing all day and eating dinner before checking in.  And then, end up in the worst rooms. So get checked in, and then go out and about.</p>
<p>If your room is next to a noisy generator, and the screen doors are falling off the tracks, then you have a legitimate complaint. Obviously, your first reaction is to immediately go back to the front desk to see about being moved. Don’t phone from the room. Face-to-face contact is better. Ask to speak to the manager about your concerns. He’ll most likely move you if he can. But the longer you wait, the less chance you’ll have.</p>
<p>If he can’t or won’t move you, then you should immediately get on the phone with your exchange company to see if you can be moved to another resort nearby. Now this might not be possible during peak season. If so, you’re stuck with what you got.</p>
<p>But there is one more step you can take to prevent your vacation from being a total loss. If your <a href="http://www.timeshare-buying-scams.com/timeshare-blog/timeshare-exchanges-work.htm">exchange company</a> can’t move you, then ask that your week be credited back to your account. Now whether this will be granted will depend on if you were warned that the resort you’ve requested wasn’t equal to what you were giving up. If you were, you won’t have much of a leg to stand on.</p>

<p>It’s really cool strategy like, surprisingly, not all the resorts listed in RCI and II are hundred percent <a href="http://www.timeshare-buying-scams.com/timeshare-blog/timeshare">Timeshare</a>. Some resorts are mixed-use; meaning, that they consist of Timeshare, full ownership, and rental units. It’s not uncommon that the Timeshare units comprise the smallest percentage of the resort. Many of the resorts listed in Hawaii are that way. And it’s one of the reasons that it’s such a difficult exchange.</p>

<p>So if you see a picture of a great big resort in the RCI or in the II directory, don’t automatically assume the entire resort is Timeshare. You should call the resort directly and ask how many Timeshare units are available. You may be surprised to find out what’s pictured in the directory as a large resort may only contain eight Timeshare units. If so, then you may want to add more resorts to your request.</p>
<p>You’ll find this practice more often in older Timeshare resorts. And thankfully, it’s done less and less in today’s Timeshare world. While you’re at it, you should also ask how many units are available in the size unit that you’ll be requesting.</p>
<p>So if you’re going to need a two-bedroom unit, and you find out that out of 50 Timeshare units in the resort, only three of them are two-bedroom. Again, you may want to add other resorts to your search. Now, whether you have to do that will depend on if you’ve maximized both your exchange and your requesting power.</p>

			<content:encoded><![CDATA[<p>In this video, I’ll be sharing one of the biggest mistakes Timeshare owners make that destroys your <a href="http://www.timeshare-buying-scams.com/timeshare-blog/understanding-timeshare-exchange-waiting-list.htm">exchange power</a>, and places you near the bottom of the waiting list.</p>
<p>The most common mistake you can make that really damages your exchange power is thinking that you have to know exactly when and where you want to exchange before depositing your week. Inevitably, this leads to depositing your week late and a decrease in your exchange power. And this translates into being placed lower on the waiting list when you do put in your request.</p>

<p>So what I want you to take away in this video is just that you don’t need to know this to deposit your week. You only need to know that you don’t want to use your week in your own resort. You can deposit your week, and decide later where you want to exchange to.</p>
<p>And when done correctly, you’ll have at least two years to decide where to use your week. In worst case scenario, if you do deposit your week in <a href="http://www.timeshare-buying-scams.com/timeshare-blog/rci-timeshare">RCI or II</a>, and later decide you do want to use it back in your home resort, you can always request to do an internal exchange right back into your resort. I mean, it’s certainly not the optimum way to use your Timeshare, but it is an option.</p>
<p>So now that you understand this, you should always deposit your week the minute you know you’re not going to use it in your own resort. In fact, both exchange companies recommend in print that you deposit your week early. And this is one of the many things you can do to increase your exchange power, moving you up higher on the waiting list.</p>

			<content:encoded><![CDATA[<p>In this video, I’ll be talking about the extremely important subject of the waiting list, and where you come in on it, when requesting an exchange. As I’ve mentioned in Video 3, there will always be a waiting list for the best resorts in or peak travel periods.</p>
<p>What you want to remember is that the closer it is to the time that you want to go, the longer the waiting list. So if it’s February 10<sup>th</sup> today, and you want to exchange to Disney’s Key West Resort in November, obviously the waiting list will be much longer if you wait until July to place your request, than if you were to do it today.</p>
<p>Also, many of the November Disney weeks will have already been deposited into the exchange pool, and confirmed to other exchangers by July leading to your November weeks available to you. So by waiting to put in your request, you’re hit with the double whammy &#8212; fewer remaining weeks, it’ll be a much longer waiting list</p>

<p>But simply placing requests as far in advance as possible doesn’t mean you’ll be placed at the top of the waiting list and remain there. It helps. And I certainly recommend doing that. But your position on the waiting list changes from day to day, moving ever closer to your goal, or further away.</p>
<p>For example, if you’re third from the top of the waiting list to get confirmed, you may be bumped down to the fourth position, even if I request after you, if I’ve maximized my exchange power.</p>
<p>And to make matters worst, neither <a href="http://www.timeshare-buying-scams.com/timeshare-blog/rci-timeshare">RCI nor II</a> will tell you where you’re currently at on the waiting list. But can you imagine the problems they would have, if they told you you were number 956 on the waiting list, or that you were number two, but now you’re number 15? Then people will be even more frustrated with exchanging, and more likely, to give up altogether. That would result in RCI and II not only losing the yearly membership dues, but also the exchange fees.</p>
<p>So your position on the waiting list depends not only on when you place your request, but just as importantly, your exchange power. And many people mistakenly believe that your only source of exchange power is already built in to your resort.</p>
<p>Well, certainly all resorts have a built in <a href="http://www.timeshare-buying-scams.com/timeshare-blog/2-misunderstood-words-timeshare-exchange.htm">exchange power</a> based on location, supply and demand, their number of amenities on site and nearby, things like that. But there are many ways to significantly advance your exchange power no matter where you are.</p>
<p>Now, the other side of that coin is that there are many things that <a href="http://www.timeshare-buying-scams.com/timeshare-blog/timeshare">Timeshare owners</a> do that destroy their exchange power as well.</p>
<p>In an upcoming video, I’ll be giving you one of the many things that you can do to enhance your exchange power, no matter what you own, that will move you up higher on the waiting list when you place your request. This tip will increase your chances of getting confirmed.</p>
<p>So the key of this video is to get your request in as early as possible so you’re not hit with the double whammy, because the longer you wait the longer, the waiting list in the fewer remaining weeks.</p>

			<content:encoded><![CDATA[<p> In this video I’ll be discussing the two most misunderstood words in all of Timeshare that prevents exchangers from getting what they want, and these two words are “not available”. How many times have you requested in an exchange with<a href="http://www.timeshare-buying-scams.com/timeshare-blog/rci-timeshare"> RCI or II</a> only to have them tell you that’s not available, well, what’s you’re typical, then probably would you move the majority of the time.</p>
<p>Well, many people interpret “not available” to mean that it will never be available. So they hang up the phone, frustrated, because their sales person may have sounded like doing an exchange. It’s just like reserving the hotel room; but it’s much easier getting hotel rooms because there are so many of them and they are generally only 65% of occupied. Also, hotels know their availability in advance unlike RCI and II. But <a href="http://www.timeshare-buying-scams.com/timeshare-blog/3-keys-requesting-timeshare-exchange.htm">Timeshare Exchanging</a> doesn’t work like hotels.</p>

<p>As Timeshare owners, we trade off the ease and availability in expense of reserving in a hotel room to get larger and more comfortable condos for our family, and when done right we can just stay in really nice resort for a fraction of what we normally have to pay.</p>
<p>But neither <a href="http://www.timeshare-buying-scams.com/timeshare-blog/">RCI nor II</a> know the availability of any Timeshare resort in advance and tell the owners of the Timeshares deposit a week into their exchange goals. And since both exchange companies received deposits throughout the entire year and not all at one time, just because your request isn’t available on the day you asked doesn’t mean it won’t become available on the later day.</p>
<p>You see, “not available” in a Timeshare week really means that there’s a waiting list of people who have already requested the exact same thing as you. So whenever you hear “not available” you should ask to be put on the waiting list. RCI and II calls that “doing the pending search or request”. Now, whether your request becomes available will depend on where you come in on that waiting list and I’ll be talking about that in the next video.</p>
<p>So the take away from this video is to understand that there will always be a waiting list from the best resorts and or peak travel periods and instead of being frustrated with it, accept it and learn how to work with it to your benefit.</p>
<p>Frankly the more people that don’t understand what not available really means, the better your chances of getting what you want on the exchange. I’ve done over 50 of my own exchanges; and I’ve rarely been confirmed on the phone with neither RCI nor II. But each year, I spend only 15 minutes placing my request to get on the waiting list and I always get what I want.</p>
